£5million office
park to create up to 400 new jobs
A new £5 million office park has opened
up the prospect of creating up to 400 new
jobs in Lincoln.
The Point, a three-acre development on Whisby
Road close to the Lincoln bypass, will be
the largest office park Lincoln has ever seen
and is the first true out- of-town development
of this type.
The scheme, which has just received planning
consent from North Kesteven District Council,
will provide 43,000 sq ft of single and two
storey, high specification office accommodation,
say the Nottingham based developers, Bournston.
Work is now starting on the first phase of
the three year project with the first building
due for occupation in December 2001 with the
remainder early in January 2002, say chartered
surveyors Hodgson Elkington and Banks Long,
joint agents for the scheme.
"We were aware of the need to provide
office accommodation in Lincoln for some time
and had been looking at several potential
sites. The site we have chosen provides unsurpassed
access both to the road network and to the
city centre," said Hugh Dibley of Bournston.
The first units on phase one are being built
speculatively which underlines the developers
confidence in the commercial viability of
Lincoln. "We have already had a number
of business enquiries and expect to sign contracts
for our first sale within days" said
Mr Dibley.
"This will be the first purpose-built
out of town office park for Lincoln and addresses
the hitherto problem of the lack of good quality
office accommodation available for businesses
wanting to establish a base in the region
and for others wishing to relocate. We anticipate
that The Point will generate up to four hundred
jobs," added Mr Dibley.
The Point will comprise one or two storey
offices built to a high specification offering
a high degree of comfort including air conditioning.
Units of 700 sq ft and over will be available
for sale freehold or available to lease. Other
compatible uses will also be considered for
the site.
"The fact that the developers are building
the first units speculatively indicates the
degree of confidence they have in Lincoln
as a commercial centre and the level of interest
for this kind of accommodation from inward
investors and local businesses wanting to
relocate," said Daniel Race, partner
at Hodgson Elkington.
This is the first major development in Lincoln
by Bournston, which as a group of companies
has been responsible for several recent major
developments in the East Midlands and Yorkshire,
including the refurbishment and conversion
of Town Wharf and Dobson's Quay at Newark,
the redevelopment of Sheffield City Council's
former works depot into student accommodation
and the company's flagship conversion of a
1970's office building into 68 luxury apartments
in Nottingham.
Lincoln builder Wright's Construction, based
at Crofton Close, has been appointed contractor
to build The Point. At the peak of construction
45 people will be on site confirmed Colin
Sergeant, the company's managing director.
Joint agents for the scheme are Hodgson
Elkington and Banks Long, architects Lincoln-based
firm John Roberts Architects and quantity
surveyors, Michael Gerry Associates.
